How the File works

City violation records exist. Reading them does not have to be your job.

Enter the address

Type any New York City building address. We match it to its violation records across DOB, ECB, and HPD filings in seconds.

Pull the report

Get the full violation history: every filing, the fine amount attached, whether it was resolved, and what is still open against the building.

Read the trend

Multi-year charts show whether violations are rising or falling. A building with 2 violations is not the same as a building with 12 this year.

Monitor what matters

Add buildings to your watchlist. When a new violation is filed against anything you monitor, you get an alert before it becomes a penalty.

What a violation report looks like

Every filing, the fine, and where it stands. Trend charts show the building's direction over time.

Why buyers and managers pull the File

One hidden open violation can cost thousands in fines or stall a deal. The record is public. Reading it is the hard part.

Due diligence

Know before you bid

Buyers get the full violation record before the offer goes in: open violations, unpaid fines, and the trend behind them. Surprises belong in the report, not in the closing.

Trend charts

Direction, not just data

Raw city records show filings. Violation File shows whether a building's violations are rising, falling, or flat over multiple years, which is the part no city website answers.

New-filing alerts

New violations find you first

Monitor subscribers get alerted when a new violation is filed against any watched building. Catch it at filing and it is a correction. Catch it at penalty and it is a fine.

Resolution status

Open vs. closed, clearly marked

Every violation shows its resolution status. Know exactly which items are still hanging over the property and which were resolved and paid.

X-Ray companion

Pull the X-Ray, then pull the File

Building X-Ray is the building profile. Violation File is the violation deep-dive. Together they cover the building from two angles, from the same team.

White-label reports

Reports your clients can read

Portfolio subscribers white-label violation reports for owner clients and deal packets. Clean, professional, and built from public records, ready to share.

Questions

Where does the data come from?

Public city records. Violation File processes NYC Open Data filings from the Department of Buildings, the Environmental Control Board, and Housing Preservation and Development, matching them to buildings and building multi-year histories. It is public data, cleaned and made readable.

How current is the data?

The ingest pipeline refreshes weekly, and Monitor subscribers get new-filing alerts as records land. We hold a freshness standard: the dataset is never more than two weeks behind the city's published records.

What does a report include?

Every DOB and ECB violation on record for the building: filing date, violation type, fine amount, resolution status, plus multi-year trend charts showing how the building's violation history is moving.

How is this different from Building X-Ray?

Building X-Ray is the building profile: the broad picture of a property. Violation File is the violation deep-dive: the complete fine and violation history with trends and alerts. They are companion products from the same team, and many customers use both.

Is this legal advice?

No. Violation File presents processed public records for due diligence and monitoring. It is not legal advice, and it does not replace your attorney or compliance counsel.

Can I share a report with a client?

Report buyers can share their own purchased report. Portfolio subscribers get white-labeled owner reports designed for deal packets and client reporting.
